Telangana Land Prices: Rates Range from ₹2.75 Lakh to ₹35 Crore Per Acre

The Telangana government has implemented revised market values for agricultural lands, open plots, apartments, and residential houses across the state. The new rates came into effect on Friday and will now be used for all registrations at the state’s 144 Sub-Registrar offices.

According to the Registration Department, the revised government values were uploaded to the CARD software system on Thursday. The changes were mainly made in areas where market prices were significantly higher than official government values. In locations where there was little difference, existing rates have been retained.

Agricultural Land Values Increased by 50% to 100%

The biggest revisions have been made to agricultural lands and open plots, where market values have been increased by 50% to 100% in many areas. Apartment values have generally been increased by 10% to 20%, while some locations have seen no change.

The government reviewed and revised property values in around 92,000 locations across Telangana, with a large number of revisions taking place within Hyderabad’s Outer Ring Road (ORR) limits.

Officials stated that the revisions were made after scientific assessment by the Registration Department, third-party valuation agencies, and recommendations from economist Arvind Subramanian’s report.

Minimum Land Value Increased to Rs 2.75 Lakh Per Acre

The minimum agricultural land value in Telangana has been increased from Rs 1.75 lakh per acre to Rs 2.75 lakh per acre.

The highest land value remains unchanged at Rs 35.29 crore per acre in the Begumpet Paigah area.

Major Hikes in Hyderabad and ORR Regions

Land values have increased significantly in high-demand areas such as:

  • Kokapet
  • Nanakramguda
  • Kongara Kalan
  • Raidurgam
  • Budwel

Agricultural land values in Ranga Reddy and Medchal-Malkajgiri districts have increased by 50% to 100%.

In Karimnagar, existing rates have largely been retained. In rural districts, values have been revised upward by 50% to 75%, while some parts of Nizamabad have seen no changes.

Apartment and Plot Rates Also Revised

The government has made only moderate changes to apartment values, with increases ranging between 10% and 20%.

Open plot values have seen much sharper increases, especially within and around the ORR region.

For example:

In Kokapet, the official value per square yard has increased from Rs 23,800 to Rs 47,600.

Several areas in Hanumakonda, Kazipet, Khammam, Nizamabad, and Nalgonda have also recorded increases of 50% to 75%.

Property values near highways, 100-foot roads, commercial zones, and rapidly developing areas were given special consideration during the revision process.

Banjara Hills Remains Among the Most Expensive Areas

For residential plots, the highest value in Hyderabad has been fixed at Rs 1.16 lakh per square yard in Banjara Hills Road No. 1 and Road No. 12.

The lowest plot value in the state remains Rs 600 per square yard.

Government to Review Rates Again After Six Months

Officials said the government will conduct another review after six months to evaluate the impact of the revised rates.

The review will assess:

  • Registration trends under the new rates
  • Whether further revisions are needed
  • Any burden on property buyers
  • Public feedback and suggestions

Additional Charges for Existing Registrations

People who have already paid registration fees but have not completed registration will have to pay charges according to the revised values.

Those who have already booked registration slots can pay the additional amount through the Bhu Bharati Portal, officials said.

Revenue Minister Ponguleti Srinivasa Reddy has directed the Registration Department to set up a dedicated helpdesk to address public concerns and suggestions.

Registration Charges Remain Unchanged

While property market values have been revised, the government has not changed registration charges.

Registrations will continue at the existing rate of 7.5%.

For example, a 2,000 sq. ft. apartment in Kompally previously valued at Rs 44 lakh will now have a government value of Rs 54 lakh after the revision.

As a result:

Earlier registration fee: Rs 3.30 lakh
New registration fee: Rs 4.05 lakh

Officials believe the revised values will help bring official rates closer to actual market prices, improve transparency, and reduce undervaluation during property registrations.
