Hyderabad Real Estate Boom: Acre Price May Touch ₹250 Crore

Hyderabad’s premium real estate market may soon create another national record as a prime land parcel in Rayadurg is expected to attract bids of over ₹250 crore per acre in an upcoming e-auction.
The Telangana Government Industrial Infrastructure Corporation (TGIIC) is set to auction a 5.09-acre plot located near the ITC Kohenur Hotel in Rayadurg on June 1. Real estate industry sources believe the auction could surpass previous records and become one of the most expensive land deals in the country.
According to industry insiders, a leading Bengaluru-based real estate company is showing strong interest in acquiring the land. The company reportedly missed out on a 6.29-acre plot auctioned on May 28 and is now determined to secure this prime property in Hyderabad’s IT corridor.
The reserve price for the upcoming auction has been fixed at ₹139 crore per acre. However, due to intense competition among major developers, market experts expect the final bid price to cross ₹250 crore per acre.
Rayadurg Emerging as a Real Estate Hotspot
Rayadurg Knowledge City has become one of the most sought-after locations for real estate investment in Hyderabad. Several leading developers are competing aggressively to acquire land in the area.
In a recent e-auction held on May 28, Hyderabad-based Gaura Ventures secured a 6.29-acre plot at a record price of ₹237 crore per acre. The company purchased the land for a total of ₹1,490.73 crore, which was 70.5 percent higher than the reserve price.
Earlier, in October 2025, another land parcel in the same region was acquired by MSN Realty at ₹177 crore per acre, highlighting the rapid rise in land values within Hyderabad’s IT corridor.
With demand continuing to grow, the June 1 auction is expected to attract significant attention from investors and developers across the country.
